Q: Do you list houses or buy them outright?
A: Green Street is a real estate investment company based out of Durham, NC. We serve homeowners in the greater Triangle area who are looking for solutions for their burdensome properties. We buy houses directly from owner, which means there are no extra fees, commissions, or expenses when we buy your house. We purchase “off-market” so the process is always quick and seamless. The price we agree on is the amount you’ll receive at closing.
Q: What do you do with houses after you buy them?
A: It depends on the situation. Our primary investment strategy is “value-add” so we often buy houses that need renovation work and are underutilized. We will add additional functionality such as more bedrooms, add units such as ADU’s or mother-in-law units, or turn oversized lots into duplexes. We keep some properties as rentals and re-sell some to other investor partners. We understand the housing shortage in the Triangle so are interested in adding more affordable housing supply to alleviate the pressure on middle and low income families.
Q: How do you determine what to offer for houses in the Raleigh-Durham area?
A: First we will look at the recent sales in the area and the condition of your property. We will make you a fair offer for your house, that will get you out of any difficult situation you may have found yourself in. Our goal is to provide win-win situations that will benefit the clients we are working with. No low-ball offers – like you might see from other home buyers.
Q: In which situations will a direct sale make more sense than hiring an agent?
A: Selling your house directly to Green Street can help if you are dealing with probate, divorce, liens, foreclosure, tax problems, bad tenants, or a fixer-upper property. We can also buy your vacant land or small apartment complex. We usually cannot pay full retail price like you’d find by listing with an agent on the MLS, but we do offer the convenience of a fast, smooth transaction. We have the experience and flexibility to solve tough problems that would typically fall on the owner during a “conventional” sale process. We make problems go away!
